SITES

Comprising a large game farm which currently offers a unique experience of exotic game cattle & buffalo breeding, game viewing and hunting safari’s. The game farm is fenced off and gated into various camps, with 2.4m game fencing, which is in good condition.

The game farm is separated into 2 major sections, the eastern and western sides. The eastern side is fenced into 8 separate breeding camps which offers either natural pans or equipped borehole water access. These 8 camps range in size between 20 Hectares and 31 Hectares each. There is a large viewing boma in the centre of these camps which allows for visitors to view the game from 4 raised thatched hides/ viewing decks, which can also be used for game management in the boma area. These hides can be converted into wooden chalets to generate further income.

The western side offers a game reserve area and is fenced off with 2.4m game fencing.   The western side currently comprises a large attractive thatched entrance, as well as what is known as the Bush Barbeque and Ingilozi Park, which offers a play area, covered restaurant and bar area with ablutions. This is however excluded from the purchase. The western side is a game reserve area and is used for game drives and hunting.

The western side also offers portion 45 of the Farm Rietspruit 527-KQ which is a Real Right development. There are 18 Real Right stands available and 2 buildings have been sectionalized into sections 1 and 2 respectively. The buildings have been damaged by a veld fire in September 2019.

GRAZING PASTURES

The grazing pastures are well maintained. Approximately 280 Ha of the 407 Ha has been deforested, to improve quality of grazing for the game. The cost of deforestation to the current owner was R2,500/Ha.

Comprising: Tropical bush and Savannah type vegetation and trees.

There was a fire that originated on Mabalingwe and a large portion of the grazing has been burnt, but the fences and infrastructure were not harmed.

 

REAL RIGHT/ SECTIONAL TITLE DEVELOPMENT

(SS Ingilozi Scheme No. 913/2007)

 

There is currently a real right development over Portion 45 of The Farm Rietspruit 527-KQ which currently offers 18 Real Right stands. This component offers partially deforested veld.

There are 2 buildings which have been sectionalized, namely section 1 and section 2. Besides these 2 sections there are an additional 4 buildings. All six of these buildings are currently in a state of disrepair, as they all been damaged by a veld fire. Only the floor slabs, foundations and natural stone wall features are usable, due to fire and heat damage

However the highest bidder for Ingilosi will have the opportunity to purchase the Bush BBQ improvements at a price detailing the cost of capital invested. Alternatively, these fixed and loose assets remain the property of the Seller and will continue as an operating restaurant.

LEASE AGREEMENT

The current owner has 9-years 11-months lease with owner of Portion 38 of the Farm Rietspruit 527-KQ measuring 17,5309 HA. The lease commenced on 1 December 2016 and ends or terminates on 31 October 2026. The property offers a 4 Bedroom dwelling with various ancillary buildings and 3 x chalets. The owner is currently residing in the 4 Bedroom dwelling and makes use of the 3 x chalets as rentable income to eco tourists and hunters’ accommodation.

Portion 38 has its own electricity supply and the current owner (owner of property to be auctioned) supplies water to Portion 38.
